Starting a new role at PwC is exciting. Finding a home in the Dutch market is not. 70 to 80 percent of homes sell above asking price. Listings disappear within days. Only a small fraction of international buyers succeed on their own.
We are the NVM-certified buying agent PwC partners with to make sure you get the keys, not the runaround.
The viewings that get cancelled because someone bid 50K over asking before you arrived. The mortgage advisor who doesn't return emails in English. The "you'll figure it out when you get here" advice that turns into four months in a serviced apartment.
We know. That is why PwC chose us as their preferred housing partner, and why we built a process that starts before you even land.
English-speaking, available throughout the entire process. One point of contact from intake to key handover. No call-centre handoffs.
We share listings with you 24 to 36 hours before they appear on Funda. In a market this fast, that head start is often the difference between a viewing and a missed opportunity.
In a market where 70 to 80 percent of homes sell above asking price, the question is never "should I overbid" but "how much, and why". We build the strategy. You decide.
The entire intake and search process can begin from anywhere in the world. Many of our PwC clients start before they have booked their flight.
Arranging a Dutch mortgage as an international is its own challenge. Most advisors don't work in English, and the ones who do are often overbooked. Even when they're available, the interaction between your salary, the 30% ruling, and your borrowing capacity is something many advisors get wrong, and that costs you bids.
We review the purchase contract together, coordinate with the notary, and walk you through every clause in English.
Connect with other internationals going through the same process. Join weekly live Q&A sessions on the Dutch buying market.
€3,000 incl. VAT. No cure, no pay and you only pay once we have successfully helped you buy a home. Payment always goes through the notary.
Takes two minutes. We respond within one working day to schedule your free intake call.
Video call in English. We discuss what you're looking for, your timeline, your budget, and whether buying makes sense for your situation. If useful, we introduce you to one of our partner mortgage advisors for an honest estimate of your borrowing capacity, so you know what's realistic before viewing your first home. No commitment.
You receive pre-Funda listings, attend viewings, get an expert review per property. We build the bidding strategy on NVM market data and handle negotiations.
We review the purchase contract with you, coordinate with the notary, and make sure the handover is smooth. In English, every step.
Internationals who navigate the Dutch market alone typically spend 12+ weeks searching, lose multiple bidding wars (often because their mortgage approval wasn't ready in time), and end up in serviced apartments for 4 to 6 months before finding a home, if they find one at all.
Many give up and rent instead, paying €600 to €700 more per month than a comparable mortgage, with no equity to show for it.
Same market. Same competition. Different outcome.
Moving from Germany to Amsterdam for work was exciting, but finding a home was overwhelming. De Huizengids arranged everything. Viewings, negotiations, legal checks. Within weeks, I had the keys.

That's exactly what the intake call is for. We help you think through whether buying makes sense given your timeline at PwC, the 30% ruling, your financial situation and the market. Many of our clients start with "I'm not sure" and end up with keys in hand. Others decide renting is better for now, and we tell them so honestly.
No problem. Register anyway. We verify your PwC status during the intake call. If you received this link from a colleague, a recruiter or a teammate, that's enough to get started.
As early as you want. Many of our PwC clients start the intake before they have even signed their employment contract, or before they have booked their flight. The entire intake and initial search can be done remotely.
Within one working day, we email you to schedule a free 30-minute intake call by video. After that call, if you decide to proceed, we send you a service agreement and start working immediately. No long contracts, no upfront payment.
Yes. The entire process is in English. Every conversation, every document explanation, every notary appointment. The Dutch real estate market is not built for English speakers. We are.
All of the Netherlands. Our internal team covers Amsterdam, The Hague, Utrecht, Rotterdam, Eindhoven, and every other location where PwC has an office. One team, one process, nationwide. We've also helped clients buy in Groningen, Maastricht, Zwolle and everywhere in between.
We're part of the NVM network, which gives us access to new listings 24 to 36 hours before they appear on Funda. In a market this fast, that head start often makes the difference between getting a viewing and finding the home already sold.
Our specialism is buying. If renting makes more sense for your situation, we'll tell you honestly during the intake call and refer you to a trusted rental partner. We don't push purchases on people for whom buying isn't the right move.
Yes. Once you start working with us, you get access to our online member portal, where you can connect with other internationals going through the same process and join our weekly live webinars on the Dutch buying market.
No. You're free to use any mortgage advisor. That said, most internationals choose one of our partner advisors because timing pressure in the Dutch market makes coordination between buying agent and mortgage advisor critical. Working through our integrated process typically means faster offers, faster approvals, and fewer lost bids. The choice is entirely yours.
We work with a network of English-speaking mortgage advisors who specialise in financing for internationals. They understand the 30% ruling, recent arrivals without a long Dutch credit history, foreign-currency considerations, and the documentation Dutch lenders expect. We introduce you to the right partner for your situation, and we coordinate timing so your financing is ready when you need to bid. You always have the choice to use your own advisor if you prefer.
In most cases, yes. Dutch banks lend to internationals with a permanent contract at a recognised employer like PwC, even if you've only just arrived. There are nuances around probation periods, contract types, and how the 30% ruling affects your borrowing capacity. Our partner advisors walk you through this in your first conversation, so you know what's possible before you start viewing homes. Many of our PwC clients are approved for a mortgage within their first month in the country.
Buying a home combines exceptionally well with the 30% ruling. We help you think through the timing, mortgage interest deduction, and how it affects your overall tax position. For specific tax advice we work with English-speaking tax advisors we can introduce you to.
€3,000 incl. VAT via this page (the PwC partner rate). The standard rate for non-partner clients is €3,450. No cure, no pay, you only pay once we have successfully helped you buy a home. Payment always goes through the notary.
No personal details are ever shared with PwC HR. We only report aggregate quarterly numbers to PwC, for example "X PwC employees registered this quarter, Y completed a purchase, average timeline Z weeks". Your individual journey, your budget, your search and your decisions stay strictly between you and us.
