Do I have to pay anything to register? +

No. Registration, the intake call and the consultation are completely free. Our fee only applies once we have successfully helped you purchase a home. No cure, no pay.

What if I'm not sure I want to buy yet? +

That's exactly what the intake call is for. We help you think through whether buying makes sense given your timeline at PwC, the 30% ruling, your financial situation and the market. Many of our clients start with "I'm not sure" and end up with keys in hand. Others decide renting is better for now, and we tell them so honestly.

What if PwC HR hasn't formally told me about this service yet? +

No problem. Register anyway. We verify your PwC status during the intake call. If you received this link from a colleague, a recruiter or a teammate, that's enough to get started.

How early can I start? +

As early as you want. Many of our PwC clients start the intake before they have even signed their employment contract, or before they have booked their flight. The entire intake and initial search can be done remotely.

What happens after I submit the form? +

Within one working day, we email you to schedule a free 30-minute intake call by video. After that call, if you decide to proceed, we send you a service agreement and start working immediately. No long contracts, no upfront payment.

Can I do this if I don't speak Dutch? +

Yes. The entire process is in English. Every conversation, every document explanation, every notary appointment. The Dutch real estate market is not built for English speakers. We are.

What cities do you cover? +

All of the Netherlands. Our internal team covers Amsterdam, The Hague, Utrecht, Rotterdam, Eindhoven, and every other location where PwC has an office. One team, one process, nationwide. We've also helped clients buy in Groningen, Maastricht, Zwolle and everywhere in between.

What is "pre-Funda" exactly? +

We're part of the NVM network, which gives us access to new listings 24 to 36 hours before they appear on Funda. In a market this fast, that head start often makes the difference between getting a viewing and finding the home already sold.

Do you only help with buying, or also with renting? +

Our specialism is buying. If renting makes more sense for your situation, we'll tell you honestly during the intake call and refer you to a trusted rental partner. We don't push purchases on people for whom buying isn't the right move.

Is there an online community I can join? +

Yes. Once you start working with us, you get access to our online member portal, where you can connect with other internationals going through the same process and join our weekly live webinars on the Dutch buying market.

Mortgages & finance 4 questions +
Do I have to use a mortgage advisor you recommend? +

No. You're free to use any mortgage advisor. That said, most internationals choose one of our partner advisors because timing pressure in the Dutch market makes coordination between buying agent and mortgage advisor critical. Working through our integrated process typically means faster offers, faster approvals, and fewer lost bids. The choice is entirely yours.

How do I arrange a mortgage as an international? +

We work with a network of English-speaking mortgage advisors who specialise in financing for internationals. They understand the 30% ruling, recent arrivals without a long Dutch credit history, foreign-currency considerations, and the documentation Dutch lenders expect. We introduce you to the right partner for your situation, and we coordinate timing so your financing is ready when you need to bid. You always have the choice to use your own advisor if you prefer.

Can I get a mortgage if I just arrived in the Netherlands? +

In most cases, yes. Dutch banks lend to internationals with a permanent contract at a recognised employer like PwC, even if you've only just arrived. There are nuances around probation periods, contract types, and how the 30% ruling affects your borrowing capacity. Our partner advisors walk you through this in your first conversation, so you know what's possible before you start viewing homes. Many of our PwC clients are approved for a mortgage within their first month in the country.

What about the 30% ruling and taxes? +

Buying a home combines exceptionally well with the 30% ruling. We help you think through the timing, mortgage interest deduction, and how it affects your overall tax position. For specific tax advice we work with English-speaking tax advisors we can introduce you to.

What does the process cost? +

€3,000 incl. VAT via this page (the PwC partner rate). The standard rate for non-partner clients is €3,450. No cure, no pay, you only pay once we have successfully helped you buy a home. Payment always goes through the notary.

Will my information be shared with PwC HR? +

No personal details are ever shared with PwC HR. We only report aggregate quarterly numbers to PwC, for example "X PwC employees registered this quarter, Y completed a purchase, average timeline Z weeks". Your individual journey, your budget, your search and your decisions stay strictly between you and us.
